Pricing too high or too low
Setting realistic price expectations can be a challenge but it is so important to do before you list your property for sale. Doing your research on the local area, and comparable recent sales should give you a fair indication of what price your property will achieve. A good agent will sit down with you and provide an indication on what they believe is a realistic price for your property, and provide some recent comparable sales. Be mindful that some agents will provide you with an over inflated price just to gain your business.
Poor quality marketing campaigns
Or worse.. no marketing at all! Your agent should take the lead and provide options and recommendations on what will work best for you and your property to achieve the best results. The value of good quality photos and video can not be overstated, this is so important to build attachment to your property at first sight. Beware of free marketing offers. Remember that free marketing comes at a price, if an agent offers multiple properties free marketing the goal is to sell as fast as possible instead of being focused on achieving the best possible price.
Hiring an inexperienced agent or poor negotiator
We suggest interviewing a few agents, getting a feel for them and also reading their recent reviews to ensure they’re the best person for your business.
