Hayden’s tips: Engaging a building & pest inspector prior to listing your property means you’ll know in advance if there is anything that needs to be rectified before you bring your property to the market. Having the heads up on any issues means you have a chance to rectify them before potential buyers see the property means no loss of buyers and no buyers trying to ‘cut you down’ on the buying price of your property. It also eliminates the risk of having conditional contracts lost due to pest/termite issues the home faces. Overall, you ensure you have a sound house, no potential to lose a deal over a pest issue, no buyers getting a ‘good deal’ on your home.

- Don’t pay any council, water or body corporate rates between contract date and settlement date of your property sale as this will all be calculated at settlement for you.
- Ensure you give your real estate agent accurate details to ensure there are no issues with your contract of sale. This includes accurate, full names, accurate best contact details and postal details.

- Notify your bank as soon as you have decided you want to sell (if you have a mortgage on the property) as it will take them up to 3 weeks to approve it, so you will need that done before you can settle a contract on the sale of your home.
- Make sure you have an ATO clearance certificate approved to sell your home.
- Ensure you have given notice to tenants that you intend to sell the property, especially if you are giving a notice to leave, you will need to give them 60 days from the notice date – you won’t be able to settle on your property until the tenants vacate.

- Prioritise your investment, instead of spending thousands of dollars on renovations and unnecessary expenditure, invest in a stylist instead. The new owner will have changes that they want to make to the home to better suit their lifestyle so some renovations will be completely removed/unnecessary for the new owner.
- Styling a home creates a deep emotional connection to buying the house, buyers need to be able to see themselves living there, they need to feel and fall in love with the lifestyle the home offers.
- Styling a home isn’t about just putting some furniture and some furnishings into a house, it’s about matching the furniture to the home, it’s characteristics and the lifestyle it offers.
- Styling is used to capitalise on the click through to inspection rate of a property when advertising on realestate.com.au, domain.com.au, mcgrath.com.au etc. You want your property to stand out and increase the likelihood a buyer will be to come through the home, build the emotional connection to the home and in turn be more inclined to buy the property at an ‘emotional’ price rather than at or below market value.
