When renovating specifically for sale, it can be tricky to determine where to spend those renovation dollars. We’re here to help, here are our top tips for where to allocate your budget for a pre-sale renovation.
Fresh coat of paint
A fresh lick of paint can make a huge difference to the presentation of your property for sale. Choosing modern, on trend colours or a neutral palette can give your property a fresh and modern feel.
Modernising & improving kitchens
A kitchen update doesn’t necessarily need to be a whole new kitchen. It can be as simple as updating cupboard handles and tapware, two cost-effective things that can instantly modernise a space. If the budget doesn’t extend to a whole kitchen replacement, even updating the cupboard doors and / or benchtops can make an even bigger impact. Adding a dishwasher can help to improve functionality and is something potential buyers will be keeping an eye out for.
Bathroom / laundry updates
As with kitchens, new tapware, fittings and fixtures can make a big difference in modernising your bathroom and laundry spaces. You can opt for a complete renovation, new tiles, vanities, the works, or pick and choose small things that will create a more modern feel.
Fresh silicon in all areas
Fresh silicon can really refresh a home, eliminating those under-skirtings gaps along your flooring, restoring your tiling, and creating a more finished look around door & window frames.
Updating fittings and fixtures
Old daggy ceiling fans and shabby light fixtures can really make a property feel a bit run down. New LED downlights are more energy efficient, and can provide a lot more light than the older style down lights. New ceiling fans can set you back a few hundred and can be found at Bunnings or Beacon.
Garden tidy ups
A lot of buyers are looking for low-maintenance living, so if your garden is overgrown and in need of some TLC it may deter potential buyers. Ideally, your lawn will be in tip top shape, and your garden beds freshly mulched and pruned as required.
